Today I took a trip to the lake here in Barefoot to throw an artificial worm around and see what happens. Not much is my immediate report!

Learn the Lagoon's Watershed, Not Just Its Shoreline
One of the easiest mistakes to make around the Indian River Lagoon is thinking that only waterfront properties affect it.
They don't.
Rain falling miles from the lagoon can enter storm drains, canals and creeks carrying fertilizer, grass clippings, pet waste, oil and other pollutants toward the estuary.
That means a homeowner in western Sebastian can make Lagoon-friendly choices without ever seeing the water from the front porch. Keep grass clippings out of the street, minimize fertilizer, pick up after pets and remember that a storm drain isn't a magic disappearing hole.
Today's featured organization exists largely because of that connection.
You don't have to live on the Lagoon to live upstream from it. 🌧️🌿🌊

A nice little blue heron fishing on the shore, and apparently we have some fresh water mussels in the lake and crow barking at me in the Live Oaks!

Featured Indian River County Do-Gooder: Clean Water Coalition of Indian River County
Today we're staying exactly where the Dock Report belongs: Indian River County.
The Clean Water Coalition of Indian River County is a Vero Beach-based 501(c)(3) nonprofit focused on protecting the county's waterways from pollution, particularly excess nutrients that contribute to problems in local waters.
What caught my attention is how neatly their mission connects environmental health with everyday community life.
The Coalition doesn't describe clean water merely as an environmental issue. It connects healthy waterways with public health, the local economy and property values.
That last one deserves some Dock Report attention.
🏡 Clean Water Is Also a Real Estate Story
Think about what draws people to Sebastian and Vero Beach.
Boating.
Fishing.
Kayaking.
Wildlife.
Waterfront homes.
Restaurants overlooking the water.
That entire lifestyle rests on an ecological foundation.
The Indian River Lagoon isn't simply scenery behind our real estate market. It's part of the infrastructure supporting it.
The Coalition works with community partners and residents to promote solutions to water-quality problems and provides opportunities for people to volunteer, participate and support its work.
And that makes today's three tips unexpectedly connect.
A house has carrying costs.
A watershed carries runoff.
And a community ultimately carries responsibility for the water running through it.
Around here, protecting the Lagoon isn't separate from protecting our quality of life. They're different sides of the same shoreline. 🌊🏡💙

Ask What the House Costs When Nobody Is Buying It
Buyers naturally focus on the mortgage payment, but the carrying cost of a Florida home deserves its own calculation.
Before buying, estimate the monthly cost of property taxes, homeowners insurance, flood insurance if applicable, HOA or community fees, lawn and pool care, utilities, pest control and a reasonable reserve for repairs.
This becomes especially useful when comparing a condo with a single-family home. A condo's monthly fee may look expensive until you discover it covers expenses you'd be paying separately elsewhere. Conversely, a low HOA fee doesn't automatically make a property inexpensive to own.
The mortgage tells you what it costs to buy the house. The carrying costs tell you what it costs to keep it.
